Title says it all really.

Just to say our landlord celebrated their 60th wedding anniversary yesterday & it was on TV ;)

Personally i think they have enough money without wanting such a huge hike, probably getting back at us as we turned down their offer to a garden party many years ago ( Id just had DD)

Isn't there anything you can do? Is your contract up for renewal?

Our lease doesnt end only when we want to leave or whe my OH dies as its in his name. they review the rent every 3 years. We are talking over 1500 increase if all goes ahead.

I think we are going to get a rent specialist to look at our case.

check out the appeals proceedure.. can't remember much about it but i'm sure the landlord has to justify the rise

You can go to your local rent assessment panel, they will come and see your house and see what they value it at. It says in my booklet that even if you're shorthold the landlord cant put rent up unless you both agree. My mum and dad went to our local rent assessment panel and they now have a hold on when and what the landlord charges in rent, if he wants to put it up they have to write to them first and then they go round my mums house and see if hes done any work to warrant an increase or if its just standard inlfation, which can only be done every 2 years.

We rent a farm with the house included. The house is a BIG house 5 bedrooms.

We also have to pay for all reapirs inside the house & half of the cost of new windows ( had 10 done last year) only another 10 to go ( cant afford it yet)

We also have to pay for half of all guttering & door repairs on the sheds outside. Its not straight forward at all as the land is farmed how it was many years ago ( the only place in the country which still farms like this)

I would check it oput Mary, i wanted a 2nd loo as we are on 3 stoires and theres 7 of us in ourt house, loo is in the bathroom, so its a nightmare most days. with washing, bathing showering, and people needing the loo ect.
I suggested to my landlady that she put the rent up to compensate doing the work, but she said she couldnt just put it up as the council would want a valid reason, she didnt say she wouldnt do the loo though, its just an outside one we want fixing to be usable, but not been done yet, normally she is great, but this time its not happened, we still struggle with the girls in the bath for hours on end, and everyone shouting annoyingly for them to hurry up LOL.
Hope you get it sorted.

I see, just thought Id try and help with what I knew. You still must be able to see someone about this though a 20% increase is huge, cant see how anyone could ever see that as reasonable, particularly if you have to pay half towards cost or repairs etc. Hope you can get it sorted though.
